The general assembly of the BTC Company, held on 17 May 2023 and attended by the company’s shareholders with a capital share of over 95%, presented the company’s annual report for the year 2022, approved the draft resolution on the use of the company’s balance-sheet profit and granted a discharge to the BTC company Board of Directors for the excellent work done in 2022. The BTC company performed very well last year, laying a solid foundation for ambitious plans in 2023. These are based on ground-breaking partnership projects, such as the residential area with a central park in BTC City Ljubljana, the Zalog Logistics Centre (planned for early 2024), and on sustainable development.

In 2022, the BTC company generated revenues amounting to EUR 85.7 million, which represents an 18.3% increase compared to the previous year and exceeds the annual revenue target. The company achieved an EBITDA of EUR 19.1 million and a net result of EUR 7.6 million. According to the approved shareholder resolution, the company’s 2022 balance-sheet profit amounting to EUR 15.7 million will be used for: shareholder dividends in the amount of EUR 14 gross per share for a total of EUR 3.1 million, EUR 9 million will be transferred to other reserves from profit, while EUR 3.6 million will remain undistributed.

The total value of investments made by the BTC company in 2022 to introduce new technological solutions in the field of logistics, to create new offerings and a more pleasant vibe in the BTC City centres, to consolidate business partnerships and to generate new sources of revenue amounts to EUR 18.9 million. In 2022, the BTC company continued to pursue an active financial policy with the aim of maintaining a stable financial position and ensuring the company’s liquidity. For the fourth year in a row, the BTC company’s good financial standing and reliability in relation to its domestic and foreign business partners was acknowledged by the Platinum Creditworthiness Certificate of Excellence awarded by Bisnode.

Our next steps towards further breakthroughs in development will be strongly marked by two strategic partner projects – a new residential area with a central park in BTC City Ljubljana and the Zalog Logistics Centre,” said Mr Damjan Kralj, MSc, CEO of the BTC company.

In 2022, BTC City Ljubljana continued its development towards a sustainable hybrid centre with a mix of shopping, business and leisure facilities, which will gradually be joined by a residential area with a central park. In addition, the company kept pursuing its vision of BTC City as a tech hub by bringing together start-ups, tech companies and international corporations. It also supported the establishment of Ljubljana.tech, a modern hub for bringing together the Slovenian tech community. Moreover, the current trends speaking in favour of quality relaxation in an urban environment are followed by Atlantis Water Park, which, having undergone a renovation and a programme update, has become the largest urban wellness centre in central Slovenia. New content and new programmes were also added in BTC City Novo mesto and BTC City Murska Sobota, the latter being where WOOP! opened its first location outside Ljubljana.

The BTC Logistics Centre expanded its capacity in 2022 and achieved a revenue growth of more than 16% compared to 2021. It strengthened cooperation with a strategic partner with a view to fully taking over the management of the new, modern and sustainably oriented Zalog Logistics Centre in early 2024, forming the basis for the further expansion of the company’s logistics activities. With this step, the BTC company will further strengthen its market position as one of the leading providers of fast-moving consumer goods (FMCG) logistics services in the region.

In 2022, the BTC PROP business unit, which manages a portfolio of commercial properties with a total of almost 600,000 m2, focused on strengthening strategic partnerships, investing in the renovation of its facilities and continuing to provide comprehensive services in commercial real estate management and maintenance.

In 2022, the BTC company also strengthened its potential by introducing digital solutions through projects that create an innovation ecosystem for the development, testing and implementation of new advanced technologies. In addition, the BTC company is actively partaking in several European projects. In 2022, it joined project DESIRE – Designing the Irresistible Circular Society – which focuses on finding solutions aimed at designing sustainable cities.

In 2022, the BTC company also stepped up its sustainability efforts. Among the major strategic steps was the establishment of the BTC City sustainability hub, which acts as a multidisciplinary networking platform for the development and promotion of sustainability initiatives and the exchange of knowledge, experience and best practices. To mitigate the effects of the energy crisis, the company prepared a new energy strategy reaching into 2025, which aims to increase energy independence and efficiency. The BTC company finished 2022 with three new solar plants and plans to build two more in 2023. At the end of the year, the company was accordingly awarded the Green Star sustainability certificate of excellence.

The BTC company remains committed to social responsibility, having sponsored over 160 projects in the fields of sport, culture, humanitarianism and science in 2022. It continuously supports the development and promotion of various sports disciplines, especially gymnastics, cycling and ski jumping. The major events it co-organises include Marathon Franja BTC City and the FIS Women’s Ski Jumping World Cup in Ljubno ob Savinji.

The BTC company’s business plan for 2023 foresees net sales revenues in the amount of EUR 93.8 million and investments in the amount of EUR 10.6 million. The company’s diversified activities form the foundation for a sustainable business model in a dynamic business environment. The results achieved and the investments made in 2022 provide a solid basis for the further growth and development of the company in 2023 and the realisation of the objectives set out in the 2025 development strategy, which is based on the integration and intertwinement of different ecosystems and partners in the transition to Society 5.0. The BTC company’s multidimensional development strategy is a continuation of its successful business operations and steers the company towards a balanced development that will ensure stable operations and responsible relationships with stakeholders in co-creating a shared future, as well as a responsible attitude towards the environment. The company aims to become a regional beacon in the field of sustainable development and the creation of progressive business models that will contribute to businesses and organisations working in a way that is underpinned by sustainability.
